N4 Notice Ontario: Complete Guide for Landlords
The N4 Notice to End a Tenancy Early for Non-payment of Rent is the first step in the eviction process for non-payment of rent in Ontario. Understanding how to properly complete and serve an N4 is critical to a successful LTB application.
When to Use an N4 Notice
A landlord may serve an N4 when a tenant has not paid rent when it was due. The N4 gives the tenant 14 days (for monthly tenancies) to pay the outstanding rent in full or vacate the unit.
How to Complete the N4
The N4 must accurately state the amount of rent owing, the rental period, and the termination date. Any mathematical error in the rent calculation can invalidate the notice and require you to start over.
Serving the N4
The N4 must be properly served on the tenant using an approved method under the RTA. Improper service is one of the most common grounds for dismissal at the LTB.
After Serving the N4
