Eviction Proceedings Ontario — N4, N5, N7, N12 Notices

We represent Ontario landlords in all eviction proceedings at the Landlord and Tenant Board (LTB). Our licensed paralegals prepare and serve eviction notices, file LTB applications, and represent landlords at all hearing stages.

N4 Notice — Non-Payment of Rent

The N4 Notice to End a Tenancy Early for Non-payment of Rent is served when a tenant fails to pay rent. Landlords may file an L1 Application at the LTB if the tenant does not pay or vacate within 14 days (monthly tenancy).

N5 Notice — Interference, Damage, or Overcrowding

The N5 Notice is served for tenant interference with reasonable enjoyment, damage to the unit, or permitting overcrowding. The tenant has 7 days to correct the issue on the first N5, with no right to cure on a second N5.

N7 Notice — Impairment of Safety

The N7 Notice is served for serious impairment of safety. There is no cure period — landlords may file an L2 Application immediately.

N12 Notice — Landlord's Own Use

The N12 Notice is served when the landlord or a family member requires the unit for personal use. The landlord must provide 60 days notice and one month compensation. Bad faith N12 applications can result in significant penalties.
