L1 Application for Unpaid Rent
The L1 Application to Evict a Tenant for Non-payment of Rent and to Collect Rent Owed is filed after a valid N4 notice period has expired. The LTB can order eviction and payment of all arrears.
Persistent Late Payment
If a tenant persistently pays rent late, a landlord may serve an N8 Notice and file an L2 Application at the LTB. A pattern of late payment can support a termination order even when rent is eventually paid.
NSF Cheques and Returned Payments
NSF cheques constitute non-payment of rent under the RTA. Landlords may serve an N4 and proceed with an L1 application after an NSF payment.
