Challenging Improper Notices
Many eviction applications fail because notices were incorrectly calculated, improperly served, or filed for incorrect reasons. We review every notice for defects that can lead to dismissal of the landlord's application.
Bad Faith N12 Evictions
If a landlord serves an N12 for own-use but does not actually intend to use the unit, the tenant may file a T5 Application for bad faith eviction. Successful T5 applications can result in significant compensation including general damages, moving costs, and increased rent differential.
Illegal Lockouts
A landlord cannot change the locks or remove doors or windows to force a tenant out. If you have been illegally locked out, we file emergency T2 applications to restore access and seek compensation under the RTA.
