Maintenance & Repairs Ontario — T6 Applications
Ontario tenants have the right to a well-maintained rental unit. Under the Residential Tenancies Act, landlords are required to maintain rental units in a good state of repair and fit for habitation. If your landlord fails to make repairs, we file T6 Applications at the LTB and pursue rent abatement.
T6 Application — Tenant Application for Maintenance
A T6 Application can be filed when a landlord fails to maintain the rental unit or the residential complex in a good state of repair. The LTB can order repairs and award a rent abatement for the period during which the tenant did not have full use of the unit.
Common Maintenance Issues
Issues that support T6 applications include mould and moisture damage, lack of heat or hot water, pest infestations, broken appliances, structural problems, plumbing failures, electrical hazards, and failure to maintain common areas.
Rent Abatement
When maintenance issues significantly affect a tenant's use of the rental unit, the LTB may award a rent abatement — a reduction in rent proportional to the extent and duration of the problem. We help tenants document and quantify abatement claims.
